What factors affect the price the most?

Square footage and number of stories (for exterior), surface condition, number of paint coats needed, complexity of trim and detail work, and whether any drywall repair or prep is required. We walk through all of these in the written estimate so there are no surprises.

Do you provide a written estimate?

Yes. Every estimate includes a written scope of work covering surfaces, products, coat counts, prep specifications, and timeline. We don't do verbal agreements.

How we actually work.

What surface prep do you do before painting?

Good prep is where quality starts. For exteriors we pressure wash first. On all surfaces we fill holes and cracks, sand rough areas, caulk gaps at trim and windows, and apply primer where needed. We don't skip steps — shortcuts in prep show up in the finish.

What paint brands do you use?

Sherwin Williams on every job. For exteriors we typically use Duration or Emerald depending on the surface and exposure. We don't substitute materials or cut corners on products — the quality of the paint is half the job.

Do you help with color selection?

Yes. We can work from your color picks, HOA-approved palettes, or help you select from the Sherwin Williams library. Color consulting is included as part of your project — not an add-on.

Do you offer a warranty on your work?

Yes. We stand behind what we do. Ask about our workmanship warranty when you request your estimate — terms depend on the project type and products used.

Do you offer low-VOC or eco-friendly options?

Yes. Sherwin Williams carries low-VOC interior lines that we can specify on any project. Just let us know when scheduling — especially useful for interior work in occupied spaces.

For homeowners.

Do I need to move my furniture before interior painting?

We move and protect furniture as part of our process. For very large or high-value pieces we ask that you relocate them beforehand if possible. Floors and remaining furniture are covered throughout the project.

How long does a typical residential project take?

A single-family exterior repaint takes 3–5 days. A full interior varies — most homes take 3–5 days depending on size and scope. We give you a realistic timeline in the written estimate before we start.

Can you paint just one room, or is there a minimum?

We'll take on single-room jobs. There's no formal minimum, though per-room pricing is proportionally higher than whole-home pricing, which we'll explain upfront.

Will the paint smell be a problem while you're working?

We ventilate the work area and use low-VOC products where appropriate. For interior projects most odors dissipate within 24–48 hours. If smell sensitivity is a concern, mention it when you schedule and we'll spec accordingly.

What happens if it rains during my exterior project?

We monitor the forecast and plan exterior work around the weather. OC projects are rarely significantly delayed. If a weather hold does occur, we communicate immediately and reschedule at the earliest opening.

For property managers
and HOAs.

Can you paint an occupied apartment building?

Yes. We phase work building by building, coordinate directly with your property management team, and provide tenant notification plans on request. We've completed large exterior repaints across occupied complexes in OC without disrupting tenants.

Do you work with HOAs?

Yes, regularly. We work within association-approved color palettes, provide written documentation for board approval, and coordinate with your management company directly. We know the approval process well. See our commercial page for more.

Do you provide documentation for board approval?

Yes. We provide full written scope, product specs, color confirmation, insurance certificates, and license documentation — whatever your board or management company requires.

How large of a commercial project can you handle?

We've painted multi-building apartment complexes, large office parks, and retail centers across OC and LA County. Contact us with your scope and we'll tell you directly whether it's a fit and when we can start.

Do you work on weekends for commercial projects?

Typically not for residential. For commercial projects where weekday work isn't feasible we can discuss weekend scheduling during the estimate.

Are you licensed and insured in California?

Yes. Lunar Painting is fully licensed and insured in California. We carry general liability and workers' compensation coverage. Ask for documentation when you request your estimate.
